Abstract

Urbanization is a very important process because it gave rise to the modern city and continues to transform until today. Such a change had many factors contributing to this movement, mainly due to changes in the structure of the economy and in Brazilian society, such as the concentration of economic dynamics, the population in large metropolitan areas, and migrations. The objective of this work is to contribute to the understanding of the intervening and determinant factors in the selection of new lands for the construction of buildings by construction companies and developers in the city of Rio de Janeiro. The methodology applied initially for the survey of factors and intervening and determinant variables was the qualitative research of opinion, carried out through semi-structured interviews, with construction specialists and / or construction managers, where 314 (three hundred Fourteen) of different factors and variables, which act in an intervening and determinant manner, plus the number of 130 (one hundred and thirty) of different ones, according to observations and literature, totaling 444 (four hundred and forty four), mapped in sequence . These studies led to the elaboration of the methodological method of land selection, where it was possible to develop the conceptual model, composed of 3 phases, as a proposal to increase the accuracy of land selection for buildings. We use different methods, being: 2 (two) methods for decision making by multicriteria, the ANP method and the AHP and 2 (two) to statistical methods, the Boxplot and Linear Regression methods. The methods were chosen because of the broad theoretical framework and easy access, allowing detailed application and high degree of reliability of the final results. Besides the extensive applicability, functionality, flexibility and great use in engineering problems, involving multiple criteria. For the analytical operation of the decision-making methods, the Super Decisions software was used, presenting the factors classified, in order of priority, in the selection of land, and ranking of the alternatives. The use of the model for selection of land for building, results in the decrease of factors, variables and alternatives, improving accuracy. We conclude that the depletion of urban areas leading to the scarcity of land supply for the construction of new projects provokes new studies on the subject, from the land evaluation process to the completion of the projects. In this way the methodological model serves as an auxiliary tool in the selection of land, for buildings, establishing a scientific way for the decision process.
